Dubai: ONE Development, one of the region’s fastest-growing AI-driven real estate companies, has officially broken ground on its flagship hospitality project, DO Dubai Islands. The groundbreaking ceremony was led by Ali Al Gebely, Founder and Chairman of ONE Development, alongside global music legend and strategic partner, Amr Diab.
Set to be managed by DO Hotels & Residences, the project will introduce the world’s first AI-powered musical hotel apartments a unique concept that blends music, wellness, and smart technology to redefine modern hospitality.
Located on Dubai Islands, the waterfront development will feature hotel-serviced apartments and branded residences that integrate intelligent design, wellness-focused amenities, and AI-powered personalization. The property aims to offer residents and guests a sensory experience enhanced by immersive soundscapes, recording studios, wellness spas, co-working areas, and direct beach access.
“Dubai has always been a city that rewards bold ideas, and the vision behind DO responds directly to a need in hospitality one built for how people live today,” said Al Gebely. “We are confident in Dubai’s ability to lead the next chapter of global hospitality.”
The launch comes at a time when the UAE’s hospitality sector is witnessing strong growth. Valued at $23.9 billion in 2024, the market is expected to expand to $37.7 billion by 2033, growing at more than five percent annually. Dubai remains the driving force behind this surge, welcoming 1.94 million international visitors in January 2025, a nine percent year-on-year rise, with regional hotel occupancy averaging 66 percent last year.
For Amr Diab the Middle East’s best-selling artist and a pioneer of Mediterranean pop the project marks a new creative venture that bridges his musical legacy with lifestyle innovation. As a partner and board member, Diab brings his artistic vision to the development, fusing music, design, and entertainment into a globally inspired hospitality concept.
“Music connects people beyond borders. DO Dubai Islands will capture that energy and spirit through a living experience that celebrates creativity and culture,” Diab said.
The project offers a range of freehold waterfront hotel apartments, from studios to three-bedroom units, all supported by a managed rental pool and guaranteed returns.
Strategically situated within Dubai Islands, the project supports the emirate’s wider vision to become a leading tourism destination. The area is rapidly evolving through major infrastructure investments and national strategies aimed at boosting tourism’s contribution to GDP.
Projects such as DO Dubai Islands, industry experts say, underscore Dubai’s continued role as a global hub for innovation-led real estate and hospitality.
