Dubai, UAE – BEYOND Developments has announced the launch of HADO, a sculptural three-tower residential project and the first development within its newly unveiled SIORA masterplan on Dubai Islands, marking a major milestone in the company’s coastal vision for the emirate.
Set directly on a pristine white sandy beachfront, HADO forms part of a pedestrian-first coastal district designed around a six-kilometre continuous shoreline that integrates the sea into everyday life and outdoor wellbeing.
The development comprises three 21-storey residential towers offering a total of 678 homes, ranging from one- to four-bedroom residences, including simplex, duplex and penthouse units. Designed around the principles of light, stillness and openness, the project prioritises uninterrupted sea views and a strong relationship between residents and the natural environment. Handover is scheduled for Q3 2029.
Commenting on the launch, Adil Taqi, CEO of BEYOND Developments, said Dubai’s real estate market is entering a more mature phase where long-term value is defined by quality of life and depth of experience.
“Today’s residents and investors are seeking communities that are intentional in how they are planned and meaningful in how they are lived. SIORA responds to this shift by positioning coastal living not as a backdrop, but as an integral part of everyday life,” he said.
As the inaugural project within SIORA, HADO establishes the architectural and lifestyle blueprint for the wider masterplan, reflecting BEYOND’s emphasis on longevity, liveability and a strong sense of place. The towers step gently toward the shoreline, preserving visual continuity and openness across the development.

Taqi added that the launch of HADO marks a defining moment for the company’s growth trajectory.
“With HADO, we close a defining chapter for BEYOND this year, while 2026 will mark the beginning of our next phase of growth, with a pipeline of projects planned across Dubai and the wider UAE.”
Interiors at HADO feature warm wood, natural materials and soft metallic accents inspired by Japanese design principles of restraint and modern living. Expansive views of the sea, lagoon waters and Dubai skyline form the centrepiece of the residential experience.
Residents will enjoy a carefully curated lifestyle offering, including 14 boutique retail outlets featuring select dining and lifestyle concepts, alongside premium amenities such as a gym, children’s play areas, chef’s kitchen, cigar lounge, multipurpose spaces, an elevated swimming pool, meditation gardens, shaded terraces, and dedicated wellness facilities for yoga and renewal.
HADO also signals the emergence of SIORA as a pedestrian-first coastal destination, with shaded walkways, walkable streets and seamless beachfront access promoting a slower, more intentional rhythm of living. As the first step in the masterplan, the project sets the stage for a new generation of waterfront communities on Dubai Islands.
