Dubai, UAE – AYS Developers has taken a bold step in expanding its footprint in Dubai’s high-end property market with the launch of its Heritage Collection on Dubai Islands, a project worth an estimated AED 1 billion. The announcement follows the grand opening of the company’s new 8,000-square-foot headquarters at Business Central Towers in Dubai, a ceremony graced by former boxing world champion Amir Khan and Dr. Mahra Lutfi, the first Emirati to win Miss Planet International.

The move comes amid a surge in Dubai’s real estate sector. Property values have climbed 15.7% year-on-year, with premium properties seeing even stronger growth at around 22%. The first quarter of 2025 saw property transactions hit AED 97 billion, marking a 27% increase compared to the same period last year. International investors now make up approximately 45% of all real estate transactions.

Industry experts forecast continued growth in the luxury property segment, with estimates of an 18–20% appreciation over the next two years. Rental yields on Dubai Islands have historically ranged from 8% to 10%, outpacing global averages and attracting both local and foreign investors. However, analysts caution that market trends are subject to change and recommend careful due diligence.

Shared amenities will include rooftop infinity pools, TechnoGym-equipped fitness centers, children’s play areas, entertainment lounges, business hubs with workspaces, electric vehicle charging stations, and 24-hour concierge services.
