Sharjah, UAE – The Sharjah Investment and Development Authority (Shurooq), in partnership with SEE Holding, has announced the launch of Sharjah Sustainable City II, a major expansion of the emirate’s pioneering model for environmentally responsible urban living.
Building on the exceptional success of the first Sharjah Sustainable City, the new integrated community is designed to place people and quality of life at the heart of its planning, combining advanced technology with regenerative design. The project will be unveiled for the first time at the Sharjah Real Estate Exhibition (ACRES), running from 21–24 January 2026, where buyers can benefit from an exclusive 50% discount on registration fees.
Spanning 7.8 million square feet in Al Rahmaniya, the development will feature 1,032 homes, including 944 townhouses (3–4 bedrooms) and 88 five-bedroom villas—all offered on a freehold basis to all nationalities. To enhance affordability, purchasers will enjoy zero service charges for the first three years after handover, alongside attractive payment plans.
Ahmed Obaid Al Qaseer, CEO of Shurooq, stated that the project represents “an ambitious step toward the future of urban living,” aligning with the UAE’s leadership in global climate action. “This new phase embodies our vision for next-generation sustainability… creating a community that is not only environmentally responsible but truly future-proof,” he said.
Faris Saeed, Founder and Chairman of SEE Holding, highlighted the shared vision behind the project: “Sharjah Sustainable City II signals a broader shift in how people value their living environments… placing strong emphasis on connection between people, and between people and nature.”

The master plan incorporates a 2-kilometre green spine, farmlands, biodomes for local food production, EV charging stations, and walkable neighbourhoods. All homes are equipped with solar panels, energy-efficient appliances, and smart home technology aimed at reducing utility costs.
Residents will have access to extensive amenities including sports facilities, separate gyms, health clinics, retail, and dining options—all intended to foster wellness, convenience, and social engagement.
During ACRES 2026, Yousif Ahmed Al Mutawa, Shurooq’s Chief Real Estate Officer, will participate in a panel titled “Cities on the Water,” discussing sustainable waterfront development in Sharjah, further underscoring the emirate’s commitment to innovative, resilient urban planning.
