Abu Dhabi, UAE – GAF Property, an Emirati real estate developer with more than two decades of experience in the UAE property market, has announced the launch of Flow25, its first signature off-plan residential development, marking a significant new chapter for the company and for Al Reem Island.

Positioned as a design-led residential community, Flow25 reflects GAF Property’s long-term vision built around three guiding principles: nature, innovation, and community. The project has been conceived as a thoughtful response to Abu Dhabi’s climate and urban context, with a strong emphasis on livability, architectural quality, and lasting value for residents.

At its core, Flow25 is designed with people in mind. The architecture features soft, flowing lines, expansive outdoor spaces, and a seamless connection between indoor and outdoor living. Ghaf trees — the UAE’s national tree — are woven throughout the landscape, serving both as a visual anchor and a symbol of resilience, sustainability, and local identity.

The development incorporates biophilic landscaping, shaded walkways, and outdoor areas intended for year-round use. A dedicated cooling system will be installed across balconies and external spaces to enhance thermal comfort, allowing residents to enjoy outdoor living even during the hotter months. Smart home technologies are also integrated to support day-to-day convenience, while communal amenities are designed to promote wellbeing and social connection.

Residents will have access to a wide range of shared facilities, including outdoor swimming pools, fitness and wellness spaces, a rooftop yoga pavilion, residents’ lounges, family-focused areas, and thoughtfully planned community zones that balance interaction with privacy.

The project is led by Eng. Ashba Al Ghafli, Chief Executive Officer of GAF Property, who played a central role in shaping Flow25’s architectural direction. An architect by training with a background in development project management, she has overseen and delivered several real estate and architectural projects across the UAE. Her approach brings together design excellence, disciplined execution, and a long-term perspective on value creation.

Speaking on the launch, Eng. Al Ghafli said the project reflects GAF Property’s vision for contemporary living in the capital.
“Flow25 represents our vision for the future of living in Abu Dhabi,” she said. “It is rooted in integrity of design, a thoughtful response to climate, and the belief that homes should genuinely support people’s lifestyles, both now and in the years to come.”

Flow25 will offer a limited selection of one-, two-, and three-bedroom apartments, alongside four-bedroom penthouses and sky villas. The development is scheduled for handover in April 2029 and will be supported by a structured 50/50 payment plan, including post-handover options aimed at facilitating long-term ownership.
